Buying a first home in London is exciting, and it involves more steps than most people expect. From an accepted offer to getting the keys typically takes three to four months. Here is the whole process, in order.
Before you start viewing
Work out your budget. Add up your deposit, then allow around 3% of the price for stamp duty, legal fees, a survey and moving costs.
Get a mortgage in principle. A broker can usually arrange one in a day or two. Agents will ask to see it before passing an offer to a seller.
Choose a solicitor. Pick one now, not after your offer is accepted. Ask for a fixed fee in writing.
Register with local agents. Many homes are sold before they reach the portals, so speak to the agents in the areas you like and tell them exactly what you are looking for.
When you make an offer
Put your offer in writing, with your position as a first-time buyer, your mortgage in principle and proof of deposit. Being chain-free is a real advantage, so make sure the seller knows.
After your offer is accepted
Instruct your solicitor. They will send you forms to complete and ask for identification and proof of funds.
Apply for your mortgage. The lender will arrange its own valuation of the home.
Book a survey. For a period home, a Level 3 building survey is worth the extra cost.
Review the legal pack. Your solicitor will raise questions about the lease, the boundaries and any building works. For a leasehold flat, check the length of the lease and the service charge history carefully.
Exchange and completion
When both sides are ready, you exchange contracts and pay your deposit. At that point the sale is legally binding. Completion, when the money moves and you get the keys, usually follows one to four weeks later.
Moving day
Book removals as soon as you exchange, take meter readings when you arrive, and keep the keys to hand. Then make a cup of tea. You have earned it.
Thinking of selling or letting?
An agent who works your street will value your home in person, usually within 48 hours. No obligation, no fee.
